You are still deciding

You find real estate interesting and cannot tell wholesaling from flipping from holding. Start with the free playbook. Understand the three strategies, the numbers behind them, and which one fits your actual capital, time and risk tolerance. Spend nothing.

You are stuck in the middle

You understand it well enough to explain it and have not made an offer. Your problem is not knowledge. Join the free community, put your numbers in front of people who will correct them, and make three offers in thirty days.

You have a business that owns you

Revenue is fine and you are the bottleneck on everything. Do not hire yet. Map your process, find the handoffs, then look at what can genuinely be automated.

The first thirty days, concretely

  1. Pick one strategy. Not three. The one that matches the capital and time you actually have, not the one with the best margin in theory.
  2. Pick one market. Roughly fifty square miles. For most people reading this in South Carolina that means one part of the Midlands — Columbia, Lexington, Irmo, West Columbia — not the whole state.
  3. Learn to value property there. Pull comparable sales until you can estimate a value before you look at the number, and be within ten percent.
  4. Talk to ten sellers. Not to contract anything. To learn what people actually say when they have a property problem.
  5. Make three offers. They will probably be wrong. Wrong offers that get feedback teach more than correct theory that never leaves the spreadsheet.

That is the whole first month. Anyone telling you it needs to be more complicated is selling complexity.

What not to do

  • Do not buy a program in week one. Free material has not run out yet. Paid instruction earns its place when you have specific repeated stalls you cannot resolve — not when you are still deciding whether you are interested.
  • Do not form an LLC before you have a deal. It feels like progress and it is paperwork. Talk to a CPA when there is income to structure.
  • Do not build a website, a logo or a brand. Sellers do not care. Buyers do not care. It is the most comfortable form of procrastination.
  • Do not quit your job. Cash flow buys patience, and patience is what lets you decline a bad deal.
  • Do not go wide. One strategy, one market, until you have repetition.

You do not have to see the entire path to move forward. You have to see the next step and be willing to take it.

How long before a first deal?

Wholesaling requires no capital and no credit, which is why it is the usual entry point. It does require time, reliability and the willingness to have uncomfortable conversations.

Should I quit my job to do this?

No. Income buys patience, and patience is what lets you walk away from a deal that does not work. Investors who need this month's deal make bad ones.

What if I have a record?

Principal investing generally does not require a license. Licensed activity is a different question with state-specific rules — ask a South Carolina attorney about your record specifically.
